Porto Cervo is the most expensive market in Sardinia. Average asking prices sit around €7,000 to €7,500 per square metre, and prime waterfront villas in the most exclusive areas go well beyond that. Apartments in the village and in the residences start lower than the detached villas at Romazzino or Pitrizza. Every property here has to be judged on its own, because the view, the sea access and the plot weigh more than the floor area does.

The whole area follows the architectural code set by the Consorzio Costa Smeralda: low volumes, earth-toned render, granite, juniper and tiled roofs. Regional landscape constraints and setbacks from the coast apply on top of that. Liscia di Vacca and Pitrizza sit to the north, Cala Granu and Pantogia above the harbour, and Romazzino, Cala di Volpe and Pevero with the golf course to the south. They differ in aspect, privacy and beach access, and choosing between them moves the price more than the square metres do.

The market is concentrated and sellers are usually private. A substantial share of transactions closes with no publication at all, so that neither the house nor the owner is exposed.
