The public pages of this site set no cookies at all.
- No analytics or audience-measurement tools.
- No advertising pixels.
- No social network plugins.
- No profiling.
The only information stored on your device supports features you switch on yourself: the properties you save and the criteria of the searches you run. It stays in your browser and is never sent to us.
The rules, briefly
Art. 122 of the Italian Data Protection Code requires prior consent to store information on a user's device or to access information already stored there. It is not limited to cookies: it covers any technology with that effect, including the local storage and session storage this site uses.
The same provision sets out two exceptions: storage strictly necessary to carry out a transmission, and storage strictly necessary to provide a service the user has explicitly requested. Everything this site stores falls under the second exception, as set out item by item in the table below.

None of these items contains identifying data, none is sent to us or to anyone else, and none allows you to be recognised on other sites. You can delete them at any time by clearing this site's data in your browser settings, without affecting your ability to browse the site.
Third-party services your browser contacts
Two features cause your browser to contact an external provider directly. In both cases that provider receives your IP address, which is what any server necessarily receives from whoever connects to it.
- Map tiles
- The maps on property pages, in the valuation form and on the Contact page load their tiles from this service. It sets no cookies and stores nothing on your device: it simply supplies the map imagery. If you would rather not contact it, do not open the pages that contain a map.
- Form anti-bot check
- Protects the site's three forms from automated submissions. The service was chosen over comparable products precisely because it does not profile users or follow them from site to site. It loads only once you start filling in a form, not when the page opens.
The anti-bot check is among the measures strictly necessary to provide the form you chose to use, and so does not require consent. It remains subject to the duty to inform, which this page discharges.
Managing this information
Every browser lets you review and delete the data stored by the sites you visit. The setting is usually found under privacy or site data; private or incognito browsing also discards such data automatically when the window closes.
Clearing this site's data will lose your saved properties and your last search criteria. Nothing else is affected.
