The public pages of this site set no cookies at all.

• A single statistics tool, hosted on our own servers, that measures traffic in aggregate with no cookies and nothing stored on your device.
• No advertising pixels.
• No social network plugins.
• No profiling.

The only information stored on your device supports features you switch on yourself: the properties you save and the criteria of the searches you run. It stays in your browser and is never sent to us.

Art. 122 of the Italian Data Protection Code requires prior consent to store information on a user's device or to access information already stored there. It is not limited to cookies: it covers any technology with that effect, including the local storage and session storage this site uses.

The same provision sets out two exceptions: storage strictly necessary to carry out a transmission, and storage strictly necessary to provide a service the user has explicitly requested. Everything this site stores falls under the second exception, as set out item by item in the table below.

As for audience-measurement tools, the Italian Data Protection Authority's guidelines of 10 June 2021 treat them like technical ones — so no consent is needed — when they only produce aggregate statistics for a single site, reduce how identifying the collected data is, and do not cross-reference it with other information. The tool described under Browsing statistics meets all of these conditions and, in any case, stores nothing on your device.

None. The browsing language is determined by the page address — Italian and English pages have different addresses — so no cookie is needed to remember it.

The staff area, which sits on the same domain but is not accessible to visitors, uses technical authentication cookies needed to keep a working session open. They are not set on the device of anyone simply browsing the public site. On staff devices the staff area also stores a flag that excludes those visits from the statistics.

None of these items contains identifying data, none is sent to us or to anyone else, and none allows you to be recognised on other sites. You can delete them at any time by clearing this site's data in your browser settings, without affecting your ability to browse the site.

To understand how the site is used — which listings draw interest, which searches find nothing, where visitors come from — we use an open-source statistics tool installed on our own servers. It is not a third-party service: the data never leaves our infrastructure and is shared with no one.

What it records

The page visited and the one you came from, the approximate country and region, device type, browser, language and screen resolution, and a few actions on listings: property viewed, search filters applied, contact form opened, call or message buttons pressed.

How it recognises a visit

Our server computes a code from your IP address and browser, combined with a secret value that changes every month. The IP address is not kept, and the code cannot be traced back to it or to you. When the month ends the code changes, so visits from different months cannot be linked.

What it does not do

It sets no cookies, stores nothing on your device, does not follow you to other sites and is never combined with the data you send us through the forms.

Retention

25 months, after which the data is deleted automatically.

Do Not Track

If your browser sends a Do Not Track signal, the tool records nothing.

Two features cause your browser to contact an external provider directly. In both cases that provider receives your IP address, which is what any server necessarily receives from whoever connects to it.

Map tiles

The maps on property pages, in the valuation form and on the Contact page load their tiles from this service. It sets no cookies and stores nothing on your device: it simply supplies the map imagery. If you would rather not contact it, do not open the pages that contain a map.

Form anti-bot check

Protects the site's three forms from automated submissions. The service was chosen over comparable products precisely because it does not profile users or follow them from site to site. It loads only once you start filling in a form, not when the page opens.

The anti-bot check is among the measures strictly necessary to provide the form you chose to use, and so does not require consent. It remains subject to the duty to inform, which this page discharges.

A consent banner makes sense where there is processing that requires consent. On this site there is none: no profiling, no advertising, and the only audience-measurement tool is one treated like a technical tool, as described under Browsing statistics. Showing a banner that asks for nothing would only train visitors to dismiss banners without reading them.

If tools that set non-technical cookies, or third-party analytics or marketing services, are introduced in future, a banner will appear asking for consent before those tools are activated, with the ability to refuse as readily as to accept and to choose each category separately. This page will be updated accordingly, and the date at the top will show the new version.

Every browser lets you review and delete the data stored by the sites you visit. The setting is usually found under privacy or site data; private or incognito browsing also discards such data automatically when the window closes.

Clearing this site's data will lose your saved properties and your last search criteria. Nothing else is affected.
