The forms are for use by adults. The site is not intended for minors and does not knowingly collect their data.
Property information
Property listings published on this site are informative and promotional. They do not constitute an offer to the public within the meaning of Art. 1336 of the Italian Civil Code, nor a contractual proposal: nothing published is binding for the purposes of concluding a contract.
- Floor areas, measurements, room counts, cadastral data, energy performance class and index, additional charges and prices are indicative and may be subject to variation, rounding or updating. Some information comes from the seller or landlord and is published in good faith; its accuracy and completeness must be verified against the property's official documentation before any contract is concluded.
- Availability may change without notice: a listing that is still visible does not guarantee that the property is still available.
- Floor plans, where published, are illustrative and are not scale drawings. Photographs show the property at the time of the photo shoot and may not reflect its current state or furnishings.
The valuation service
The valuation form lets you request an indicative estimate of a property's value. The request is free and places no obligation on either party.
The reply is prepared by a person at the agency on the basis of the information you provide and local market conditions. It is not a formal appraisal, has no official valuation status, and cannot be used for tax, inheritance, banking or judicial purposes, all of which require a report from a qualified professional.
The reliability of the estimate depends on the accuracy of the information supplied: a valuation based on inaccurate or incomplete details cannot be considered representative.
Estate agency work
Estate agency mediation is governed by Italian Law No. 39 of 3 February 1989 and by the Civil Code provisions on mediation. The engagement, its duration and the agent's fee are governed by a written contract, separate from these conditions, signed by the parties.
Submitting an enquiry through this site does not constitute an engagement and gives rise to no entitlement to commission.
Intellectual property
The text, photographs, video, floor plans, logo, design and all other content of this site are protected by copyright and trade mark law. They belong to the agency or to the respective rights holders.
Viewing and reproduction for personal use are permitted. Reproduction, publication, distribution and any other commercial use are prohibited without written authorisation, including republishing property photographs on other sites or portals.
Systematic extraction of the site's content and any form of automated harvesting of listings are likewise prohibited.
Proper use of the forms
The site's forms are for genuine enquiries about the agency's services. Sending unsolicited commercial messages, unlawful or offensive content, or content infringing the rights of others is not permitted, nor is the use of automated tools to submit them.
The site applies technical measures against abuse, described in the privacy notice. Submissions exceeding the configured limits may be refused.
Limitation of liability
The agency works to keep published information correct and up to date, but does not warrant the absence of errors, omissions or temporary discrepancies, nor uninterrupted availability of the service.
The site contains links to third-party sites, over whose content the agency has no control and for which it accepts no responsibility.
Nothing in these conditions limits the agency's liability where such limitation is not permitted by law, in particular for wilful misconduct or gross negligence, nor does it affect rights granted to consumers by mandatory provisions.
Changes
These conditions may be amended. The applicable version is the one published on this page at the time you use the site or submit an enquiry; the date at the top of the page shows when it was last updated.
Governing law and jurisdiction
These conditions are governed by Italian law.
For disputes with a consumer, the competent court is that of the consumer's place of residence or elected domicile, if located in Italy, under Art. 66-bis of the Italian Consumer Code. For any other dispute, the competent court is that of the place where the agency has its registered office.
Consumers resident in the European Union may also turn to the alternative dispute resolution bodies provided for by applicable law.
