Frequently asked questions about Porto Cervo.

We have worked this market for thirty years, with the discretion it usually demands. Tell us what you have in mind and on what timeline, and we will tell you honestly whether it is realistic.

It is Sardinia's most expensive market: in 2026 average asking prices are around €7,400 per m², and waterfront villas in the best areas go well beyond that. Apartments in the village start lower than the detached villas at Romazzino or Pitrizza. The view, sea access and plot weigh more than the floor area does.

Liscia di Vacca and Pitrizza to the north, Cala Granu and Pantogia above the harbour, and Romazzino, Cala di Volpe and Pevero with the golf course to the south. They differ in aspect, privacy and beach access, and the area moves the price more than the size.

For July and August, aim to book by winter, because villas with a pool, a sea view or a short walk to the marina go first. June and September leave more choice and lower rates, with the sea still warm. Send us your dates and number of guests and we will reply with availability and a quote.

The Consorzio Costa Smeralda's architectural code: low volumes, earth-toned render, granite, juniper and tiled roofs. Regional landscape rules and setbacks from the coast apply on top. Before any offer we check what can genuinely be extended or altered, because on a house to renovate that is what decides the value.

The market is small and owners are often private: a large share of sales close without any advertising, so that neither the house nor the seller is exposed. If you are looking for something specific here, contact us directly, because much of what we handle in this area appears on no portal.
