The fifty kilometres of coast around Porto Cervo, from Portisco to Cannigione.
Choosing between Cannigione, Baja Sardinia and Portisco shapes the purchase more than any negotiation on price. Tell us how you plan to use the house and we'll tell you where to start.
Tell us what you're looking forIt is not a municipality but about fifty kilometres of coast, mostly in Arzachena, from the gulf of Cugnana to Liscia di Vacca. Around Porto Cervo sit Baja Sardinia, Cannigione, Porto Rotondo, Portisco, Cala di Volpe and Romazzino, each with its own market and prices, all twenty to forty minutes from Olbia airport.
Cannigione and Baja Sardinia, at roughly €4,100 to €4,800 per m² against about €7,400 in Porto Cervo, with a longer season and a town that stays open in winter. Arzachena itself, a few kilometres inland, drops to around €2,500 to €2,700. These are market reference points: a particular house can sit a long way from them.
It depends how much you will use it. The coast gives you the sea and the setting, but the market is seasonal and values are higher; Olbia costs less per m², lives all year and lets outside the season. Buyers who spend more than two months a year here usually choose the coast, those who also want an income the town.
Purchase taxes, which are higher for a second home, plus the notary's fee and the agency commission. After completion come IMU, TARI and, on the coast, often consortium or building charges. Before any offer we give you a full breakdown, so you compare the real cost and not just the price.
Send us your dates, number of guests and preferred area, from Porto Rotondo to Baja Sardinia. We reply with available villas, a quote, the minimum stay and what is included. For July and August it is worth writing a few months ahead, while June and September leave more choice.
