The steadiest market in the Gallura: a real town, with a port, an airport and demand that does not stop in September.
Olbia is the market we follow most closely, and the only one where we can show you something at short notice. If the listings don't hold what you're after, tell us and we'll go looking.
Tell us what you're looking forIn 2026 average asking prices in town are €3,000 to €3,300 per m². The centre and seafront sit above that, the inland districts below, and the sea-view villas at Pittulongu and Bados well above. What a particular home is worth depends on its aspect, condition and real distance from the sea: if you want to know, we value it on site for free.
It depends on how you will use it. The old centre and Corso Umberto to live year round with services on foot, Sa Minda Noa and Poltu Quadu for a garden, and Pittulongu, Bados and Murta Maria for the sea, all within twenty minutes of the centre. The first two are also the easiest to resell.
Yes, and it is the only place in the area where you can. Beyond summer lets there is a steady long-term market, driven by the Isola Bianca ferry port, the airport and the offices in town. Tell us how long you need the home and we will include ones not yet listed.
It is the most solid choice in the area, because demand does not stop in September: workers, students and hospital staff look for homes all year, unlike in the resort towns nearby. A one-bedroom flat in the centre typically lets for €550 to €900 a month long term, with holiday demand on top in summer.
Porto Cervo is about 30 kilometres away, a little over half an hour by car; Porto Rotondo and Portisco fifteen to twenty minutes. That is why many buyers use Olbia as a base, at a much lower price per m². From our office at Via D'Annunzio 33, open since 1996, we can fit several viewings into one day for buyers flying in.
