Property for sale and to rent on the Costa Smeralda

It is not a municipality but a stretch of coast of some fifty kilometres, largely within Arzachena, running from the gulf of Cugnana to Liscia di Vacca. Around the core at Porto Cervo sit Baja Sardinia, Cannigione, Porto Rotondo, Portisco, Cala di Volpe and Romazzino, each with its own market and its own price.

Cannigione and Baja Sardinia stay meaningfully below Porto Cervo, at roughly €4,100 to €4,800 per square metre against about €7,400 in the village, and both have a longer season and a town that stays open outside the summer. Arzachena itself, a few kilometres inland, drops further, to around €2,500 to €2,700. These are market reference points; a particular house can sit a long way from them.

It depends how much you will use it. The Costa Smeralda gives you the sea and the setting, but the market is seasonal and values are higher. Olbia costs less per square metre, lives all year and lets outside the season. Buyers who spend more than two months a year here usually choose the coast; those who also want a yield choose the town.

Most of the territory falls under the Consorzio Costa Smeralda's building rules or under regional landscape protection, which govern volumes, colours, materials and distance from the coast. We check these before any offer, because they decide what can genuinely be extended, rebuilt or altered.
