Average asking prices sit around €3,200 to €3,600 per square metre, with the coastal hamlets of Porto San Paolo and Porto Istana above the municipal average and the inland village of Loiri below it. A detached house is typically asking around €430,000. Treat these as reference points. The view of Tavolara, the size of the plot and the distance to the beach move the value more than anything else does.

Porto San Paolo has the services, the small harbour and the boats to Tavolara, which makes it the practical choice for long stays. Vaccileddi and Costa Corallina are more residential and more sheltered, with generous plots. Porto Istana has the best beaches and the shallowest water, but it is the most seasonal of the three.

The entire coastal strip falls within the Tavolara and Punta Coda Cavallo Marine Protected Area, which together with regional landscape constraints has held development down and governs works near the shore.
